The first calls are not to a cleaning company
Police and the coroner's officer take the lead first. Nothing at the property should be disturbed until they have released it, and they will tell you when that has happened.
If the death occurred in rented or managed housing, the landlord or housing provider should also be told early, because they usually hold responsibility for the building itself.
Why ordinary cleaning is not enough
After a period of time, bodily fluids move into flooring, underlay, plaster and joists. Surface cleaning removes what you can see but leaves contamination and odour behind, which returns within days.
There is also a genuine biological risk. Correct personal protective equipment, containment and licensed waste disposal are not optional extras — they are the difference between a property being safe and a property looking clean.
- Contaminated soft furnishings and flooring usually need removal rather than treatment
- Affected substrates are cleaned, treated and sealed where appropriate
- Waste is bagged, tracked and disposed of through licensed clinical waste routes
- Odour is treated at source, not masked
Insurance and cost
Many buildings insurance policies cover specialist cleaning after a death at a property, though cover varies and we cannot tell you what your policy includes. It is worth asking your insurer before work starts, and keeping any documentation we provide.
We do not quote before seeing a property, because a photograph rarely shows what has happened beneath the floor.
What happens when you contact us
You speak to a person, not a script. We ask what has happened, where the property is and who has authority to instruct work. We arrange to attend and assess, then explain what needs doing before anything begins.
Our vehicles carry no graphic wording and we work as quietly as the job allows. Neighbours do not need to know why we are there.
This guide is general information only. It is not a diagnosis, a quotation, or advice about your specific property. Call 07737 295507 and we will talk it through with you.
